Generalised Zone Types
Over 400 Development and Local Area Plans (prepared in terms of the Planning and Development Act 2000 as amended) set out zones within which different types of land or building use are permitted, prohibited, or may be subject to consideration by the Planning Authority concerned. Currently there is no standardised zone types and thus for example zones in different Plans which have the same name may differ significantly in terms of the types of land or building use which are permitted, prohibited or open for consideration. Alternatively zones with different names may effectively be the same in terms of what uses are permitted, prohibited or open for consideration. Given the variety of zone names and types comparisons between Plans is thus not a straightforward matter.Generalised Zone Types (GZTs) reduce the zoning variety within the 400+ Plans by classifying all zones in the adopted Plans into a smaller number of higher level generalised (generic) zone categories. Thus for example the hundreds of residential type zones in the 400+ Plans would all be classified as Residential.The GZT categorisation enables comparisons to be made between different Plans and to develop consistant statistics regarding the amount of land in areas which contain more than one Plan.

From 2011 onwards Planning Authorities have been required to categorise each of the zones in their adopted Plans into the GZT categorisation scheme and to submit this GZT information to the Department for incorporation into its Internet based free planning information system, myplan.ie.Planning Authorities are required to update the GZT and other data should a new Plan be adopted or a variation be made to an existing Plan which has zoning implications.
